About Ocean Beach

Ocean Beach in Toms River, NJ is a barrier island community made up of single-family beach homes along Route 35, situated between the Atlantic Ocean and Barnegat Bay. Homes for sale in Ocean Beach range from the original post-war cottages to updated two-story residences, with many properties offering quick access to the ocean or bay. The three Ocean Beach units (I, II, and III) were developed starting in 1946 by Fred Pearl and Ed Patnaude, who built them as affordable shore properties for buyers who wanted direct access to the beach without the price tags of neighboring Lavallette or Mantoloking.

Ocean Beach III, also known as Ocean Beach & Bay Club, is the largest of the three units with around 990 homes on a compact grid of roads named after fish and birds. The community has a clubhouse, a private beach, boat basin slips, kayak rack rentals, and a kayak launch area. Many of the original one-story cottages still stand, alongside more recently built or renovated two-story homes. Deed restrictions in some units limit buildings to one story, which contributes to the consistent streetscape you see throughout much of the area.
